Welcome to the first edition of the Integra Legal Newsletter for 2018!

Disclosure Exposure!

The Commercial Tenancy (Retail Shops) Agreements Act 1985 (WA) requires landlords to provide a disclosure statement to prospective retail tenants entering into a lease. A disclosure statement summarises the important terms of the lease and is intended to protect prospective tenants from entering into agreements without understanding their obligations and duties.
  
The statement must be signed by the tenant at least seven days before entering into the commercial lease. Failure to do so may result in detrimental consequences for landlords. The tenant has a right to compensation if they can prove pecuniary loss as a result of the failure to receive the statement. If the lease has been on foot for less than six months, the tenant has the right to terminate the lease agreement within 14 days of giving notice to the landlord.  

If you are a landlord (or managing agent) don't expose your investment or client to the risk of termination or compensation. Ensure that the disclosure statement is given at least 7 days before entering into the lease and is signed by the tenant.

'Guess Who' Round 1

Meet the Integra Team: Melanie Watson, Director 

Melanie has been a director of Integra Legal since 2012, and was previously a partner at Perth law firm, Hotchkin Hanly.


Melanie was admitted to practice shortly after the Royal Commission into WA Inc made findings leading to high profile prosecutions, one of which led to her appearing as counsel in the High Court of Australia at the ripe old age of 25.


With her husband and two children in tow, Melanie spends much of her spare time travelling locally and overseas, often incorporating activities such as hiking, bike riding and skiing.  Good food is also a favourite, so long as someone else cooks it! Throw in an absorbing book, the company of family (including Shih Tzu, Susi) and friends, and that sums up what makes Melanie happy.   


Melanie is looking forward to a busy 2018 at Integra Legal, and volunteering at her son and daughter's schools.
